Melbourne’s highly-coveted Ivanhoe will soon be home to a new collection of townhouses. 

Samma Property Group announced the acquisition of the new site, with plans to deliver a townhouse project that will offer unparalleled architecture, landscaping and interior design set to offer sustainable design features not yet seen before in the City of Banyule.

Situated on Forster Street and Edwin Street, the 7,325 sqm site will be transformed to feature 44 individually titled townhomes that will boast both a front and backyard, set along extensive existing street frontages.

Among the most unique highlights is the largest solar panel system to be provided by a residential development in Banyule at the time of approval. 

The panels will generate 162MWh per year in power will save an estimated 162 tonnes of greenhouse gas emissions, which equates to taking 35 cars off the road annually.

DKO Architecture have been appointed to lead the design breathing new life into the aspirational pocket of Ivanhoe.

Through conscious detailing and thoughtful use of materials, DKO has designed a series of townhomes that sits boldly within its suburban environment and provides a strong connection to the local community’s history and culture. 

The approach to interior design will see local foliage hues reflected within the townhomes, drawing on Australian Impressionism to reflect the area’s heritage.

Renowned studio Eckersley Garden Architecture has been commissioned to curate the landscaping, with each home including a designed dedicated garden, which will also enhance the verdant reputation of Ivanhoe.

Samma Property Group Director Daniel Abdelmalak said that the site presents a unique opportunity to vitalise an exclusive pocket in Ivanhoe via the suburb’s most significant townhome precinct.

“This project will provide housing diversity to suit everyone from first-home buyers to young families to right-sizers. It will provide a highly responsive medium-density development within a sensitive low-scale residential neighbourhood, with well-proportioned dwellings catering to a variety of living arrangements,” he said.

DKO’s Senior Associate, Sam McCubbin said the site was interesting in terms of both the location and varying interfaces, with the group focussing on creating architectural homes that addressed the unique frontages and offered a diversity of choice for potential purchasers.

“To the south, Forster Street is a nice, tree-lined, residential street, while to the north of the site, the Bell St retail/commercial precinct offers a lot of amenities for future residents, but needed to be treated differently in terms of the housing typologies.” 

“We also love the diversity of homes that are on offer as well as the connection all homes have to the EGA-designed gardens and broader context,” he added.

The Huntingfield Place project joins Samma Property Group’s growing portfolio in Ivanhoe, including its flagship mixed-use development Samma Place, set for completion in Q2 of 2023.
